There is much debate about how “Full Service” estate and lettings agency is defined. CIELA proposes that to qualify as a Full Service agency, all of the following services must be available, at least as an option, to your customers should they require, and proposes this list to form part of the Rules of the Charter:

      1. Pre-listing Advice: Expert Local Market Appraisal Services

      • Sales/Lettings pricing advice, in person, from an experienced professional
      • Advice on timing and strategy of bringing a property to market
      • Advice on best presentation to improve enquiries

      2. Marketing Services (chargeable at your discretion depending on policy)

      • (Professional) photography
      • Floor plans
      • EPCs
      • Brochures
      • Advertising on your own website
      • Advertising on at least one major portal
      • Advertising in local papers (if requested)
      • Direct personal outbound marketing to qualified, registered applicants

      3. Viewing Services

      • Calling qualified applicants to invite to view
      • Vetting/qualifying of viewers
      • Arranging viewings
      • Attending viewings/fielding questions
      • Procuring constructive feedback on viewings

      4. Negotiation Services

      • Procuring qualified offers
      • Encouraging competing bidders
      • Advising on the credibility/reliability of offers
      • Brokering acceptable offers
      • Firming up and formalising offers in writing

      5. Deal Progression Services

      • Arranging surveys or inspections and check-in
      • Preparation of initial paperwork
      • Coordinating with solicitors or inventory providers
      • Managing multiple contacts in a chain (sales)
      • Deal troubleshooting and renegotiation by experienced professionals
